What can Southern Coast Vacation Rentals do for you?

 

Before you sign:

·         A Florida Licensed Real Estate Broker will assess your property based on its size, location, and condition along with current market conditions, seasonal demand patterns, and occupancy rates of similar properties to come up with a realistic rental projection. We do not inflate our numbers. We would rather you be pleasantly surprised you made more money than expected than disappointed when your expectations aren’t met.

·         Agree upon a management fee. Currently, our management fees range between 19-25% depending upon where the property is located, its size, rental projection, etc.

 

Getting your property ready to rent:

·         SCVR will register and obtain proper licensing with the State of Florida, Bay County, and the City of Panama City Beach.

·         We will schedule the Fire Inspection required by the City of Panama City Beach.

·         A Florida Licensed Home Inspector will do a walk-through of each property and notate any items that are in need of repair or replacement and inform the owner. With owner approval, we will coordinate the necessary repairs or replacements.

·         Our professional property managers will take a full kitchen inventory to make sure your unit is well-equipped for future guests and in line with industry standards.

·         Our company will provide all linens (bed sheets and bath towels) at our expense. We supply each unit with two sets of linens so our housekeeping staff can launder them off-site with no wear on your equipment.

·         We will order and install mattress and box spring encasements on every bed to prevent the infestation of bed bugs.

·         SCVR will schedule an initial cleaning with a professional and experienced housekeeping staff to ensure the property’s cleanliness is up to our high standards.

·         We will schedule a professional real estate/drone photographer to come and photograph both the interior, exterior, and any shared community amenities of your property at no expense to the owner.

·         Our company will coordinate the purchasing and distribution of any HOA required parking passes, wristbands, etc. (Cost gets passed to guest.)

 

Renting your property:

·         We will list your property for rent on our website (www.southerncoastflorida.com), feature it on our Facebook page (@Southern Coast Vacation Rentals FL) and list on Airbnb and VRBO and cover all listing fees.

·         We will implement our Professional Rates Manager Software in order to list your property at competitive rates that are attractive to guests, while still maximizing owner profit.

·         SCVR will send you a link to set up your personal Owner Portal where you can view your property’s rental calendar and detailed Owner Statement at any time. We also have the ability to conveniently send monthly owner payouts via ACH.

·         In order to enhance guest experience, we provide a start-up supply of shampoo, conditioner, body wash, body lotion, paper towels, dish detergent, dish scrubber, and laundry detergent for every reservation at no cost to the owner.

·         Southern Coast Vacation Rentals collects a Damage Waiver from each This booking. These funds go into a separate account to cover any accidental guest damages up to a specified amount.

·         We will efficiently and satisfactorily handle any and all guest complaints.

·         SCVR will coordinate basic quarterly maintenance (changing air filters, bleaching HVAC drain lines, etc.)

·         We will alert the owner of any damaged, broken, or non-functioning items and coordinate and oversee their repair/replacement.

·         Our company will coordinate housekeeping at the end of each stay. We will also coordinate one deep clean per year during the off-season.

·         We promise to be available. Between the four of us and our office employees, we will always return a call or email within hours, not days.
